Do I need an EICR? A Cardiff landlord's guide

If you let a property in Cardiff, electrical safety is not optional. An EICR, or electrical installation condition report, is the document that proves your wiring is safe. Here is what every landlord needs to know.

What is an EICR?

An EICR is a thorough inspection and test of the fixed electrical installation in a property, carried out by a qualified electrician. It checks the wiring, the consumer unit, sockets and switches against the BS7671 wiring regulations, and reports anything that is unsafe or needs attention.

When do landlords need one?

Private landlords must have the electrical installation inspected and tested at least every five years, and at the start of a new tenancy. You must give tenants a copy of the report and provide it to the local authority on request.

What happens if the property fails?

A report is unsatisfactory if it contains a C1 (danger present) or C2 (potentially dangerous) code. If that happens, you are required to carry out the remedial work, usually within 28 days.
